Land trading no upfront charges (ADV - Financial)

*Trading for Land or Assets* ,

Non Agriculture Land only,

*BG Charges Paid by Trader*

1) Individual, proprietor, partnership and company are eligible under the scheme.

2) Any type of land having government guideline value/registration value Rs.100 cr and above.

3) CIS to be filled in completely and accurately as per the format enclosed.

4) Valuation report of the property, prepared by Government approved valuer, which should not be older than 1 year old.

5) Search report/ title clearance report carried out by advocate/solicitor of approved panel,for 30 years, which should not older than 3 months.Clear land without any government reservations will be considered for trading purpose.

6) Documents for the property... a)The extracts of 7/12,8,8A and property card. b) NA plans and permissions if applicable. c) Sale agreements/sale deeds from first owner to current owner. d) latest tax paid receipt and any other relevant document of the property. Please put each document in separate PDF file.

7) If the SKR of the property is available then there is no need of a valuation report.

8) KYC documents for the owner... a) colour xerox of the passport. b) colour xerox and PAN card. c) copy of the photo identity proof. d) copy of bank passbook (first page) e) copy of the cancelled cheque. Please put enter KYC in one PDF file.

9) if applicant is a private limited company then following additional documents to be taken.. a) registration copy b) KYC of company and BODs. c) Appropriate board resolution authorising one of the directors, for execution of documents etc.

10)NPA/DRT properties can also be considered for land trading... In that case following additional documents to be obtained. a) list of documents obtained by the bank,on their letter head, specifying original/copy. b) Outstanding letter from the bank.

11)No original document will be taken by a trader, however, the owner should not dispose off the property during the currency of contract. He may develop the same,if he wish.

12) On the date of execution of DOA, owner must bring all the original documents for verification.
