Dear saravanan,
Pls check with all in this forum, any conditional business done before in this field? Confirming the material is sellers duty. If seller confirm the material, any buyer ready to leave from there? If suppose buyer fails to complete the deal also, token amount is a profit to seller only. Upto final settlement, material will be hold by seller only. Then why seller want to worry about that? All worries goes to buyer side only.

Generally if anybody fix the conditions before confirming the material, that party or mediators are totally TRY TO CUTTING. So, Be care and deal.
